• To make a reservation, only the first night's rental plus the Administrative fees and tax is required for a deposit. Payment in full to secure the cabin is required no less than 14 days prior to arrival. If guest would like final payment to be charged to any other credit card, other than the card on file, then it is the guest responsibility to phone in the other payments on or before 14 days prior to arrival. Otherwise Greenbrier Valley will automatically charge the balance due to the original credit card on file. If unable to charge the balance due to credit card on file, Greenbrier Valley will make every attempt to contact guest for final payment, as reservations not paid in full at least two weeks prior to arrival, are subject to cancellation without notice. If booking is made 14 days or less prior to arrival, then the entire balance will be charged at the time of booking.
• All rates quoted are daily and do not include a $45.00 reservation fee or 12.75% sales tax.
• In lieu of a normal security deposit there will be a non-refundable damage waiver fee applied to each reservation based on the size of the cabin. One and Two Bedroom cabins - $35, Three and Four Bedroom - $45, Five and Six Bedroom - $55, Seven and Larger - $65. The damage waiver covers up to $1,000 in ACCIDENTAL damages, such as broken kitchenware, coffee pot, etc. This does not cover non-accidental damage to furniture and electronics (i.e. damaged television, broken VCR/DVD, broken bed frame, broken sleeper sofa, etc.) Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged. Guest also authorizes agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin clean (EX: heavy partying, trash, etc.), or theft of any property from the unit, to the credit card on file for that cabin. The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage.

• Pets are accepted at the following rentals for $15.00 per night, per pet.
• Pursuant to the provisions of the Tennessee Code Annotated, Title 47, Chapter 18 and Title 62, Chapter 13, Section 62-13-104(b)(3), Subdivision (D)(i), Greenbrier Valley Resorts, Inc. discloses the following as policy: All advance rent deposits, damage fees, taxes, and balance of rent due are deposited into a bank rental operating account. These deposits are considered earned income to Greenbrier Valley Resorts, Inc. upon receipt and may be used immediately. Any refund considerations are expensed from the general books of Greenbrier Valley Resorts, Inc. on a case by case basis.
• All homes require a 30 day cancellation period, with a $50.00 cancellation fee charged on any reservation that is cancelled more than 30 days prior to arrival. Cancellations with less than 30 days notice forfeit deposit. Lazy Bear Lodge and Dancing Bear Lodge both charge a $100.00 cancellation fee with the same terms as stated above. The Smoky Mountain Lodge require's a security deposit of $1000.00 refundable 7 days after check out. $25.00 service charge for any date changes made more than 30 days before arrival. NO REFUND for any cancellations received LESS than 30 days before arrival date.
• During the peak travel periods of June, July, August, October and Holidays, a minimum nightly rate of no less than $250.00 will apply to most of the homes that accommodate 10 or more persons. ALL RATES ARE SUBJECT TO CHANGE.
• Two night minimum stay, three or more nights during June, July, August, October weekends, Holidays and other designated periods. 4 night minimum over Thanksgiving, No check-ins allowed on Christmas day or Thanksgiving day. Weekly stays may be required in specific homes during peak season.
• Off-season rates are available during designated periods. A minimum one night's deposit plus tax is required at time of booking. A non-refundable $45.00 reservation fee plus tax will be charged for each reservation and is paid at the time of booking. Online reservations are subject to verification. Your rate may change depending on if you have any pets.
• NO REFUND for early departures, late arrivals, decreases in group size and any weather related conditions. Rates can not be adjusted nightly for decreases in group size (ie: 2 people for 2 nights, 4 people for 1 night).
• We reserve the right to transfer guests to an equal or better property if a property is sold, transferred or is temporarily uninhabitable.
• All homes are privately owned. Furnishings, ameneties and decor will vary and are subject to change. The guest assumes all risk in homes where wireless internet is available. We do not guarantee the accuracy of the Virtual Tours. Some homes are subject to a minimum charge during certain time periods.
• No fireworks allowed.
• Personal checks are accepted for advance deposits only providing they are received more than 14 days prior to arrival date. Checks are not accepted upon check-in. A minimum cash security deposit of $200 is required for any reservation where a valid credit card number is not on file. A signed guest lodging agreement is required, completed and signed by the responsible guest.

• SORRY, PETS ARE ALLOWED IN OUR PET FRIENDLY HOMES ONLY. THIS RULE IS STRICTLY ENFORCED AND YOU WILL BE CHARGED A MINIMUM $150.00 FOR ANY VIOLATION
• CHECK IN TIME: 4:00 P.M. OR LATER - CHECKOUT TIME: BY 11:OO A.M.
• Most units are ready to occupy prior to 4:00, call before arrival. Late check outs up to 4:00 P.M. (subject to availability) for an additional $25.00.
